Chapter 08
This chapter examines the published evidence on Google as a hotel distribution and marketing channel, and identifies where UAE-specific evidence is missing. StatCounter measures Google at 93.47% of UAE search engine referrals in its monitored web traffic in September 2026, and in D-EDGE's 1,221-hotel distribution dataset Google produced 61% of ad-driven direct booking revenue in 2023, although that dataset covers Europe and Asia, not the Middle East. No documented UAE hospitality search advertising benchmark was found in the sources reviewed: the single UAE-labelled figure is a Dubai agency's undated self-report of CTR 4.87% and CPC USD 4.68 (Digital Gravity).
In brief
- StatCounter measures Google at 93.47% of UAE search engine referrals, Bing 3.96% and Yandex 1.80% in its monitored web traffic (all platforms, September 2026); a referral share, not a census of every search.
- Travel search ad benchmarks disagree by an order of magnitude: CPC USD 2.14, CTR 9.32% in US search campaigns (WordStream/LocaliQ, April 2025 to March 2026); CPC USD 0.23, CTR 5.47% in global 2025 medians (Two Minute Reports); CPC USD 4.68, CTR 4.87% in the only UAE agency claim (Digital Gravity).
- Google generated 61% of ad-driven direct booking revenue across 1,221 European and Asian hotels in 2023 (D-EDGE); Google Hotel Ads carried more than 85% of metasearch bookings in 2022 (Mirai, 944 hotels).
- Commission bidding in Hotel Ads is closed: no new campaigns from 30 April 2024, served until 20 February 2025, per-stay reconciliation ended 30 November 2025 (Google Ads Help). Remaining models: Target ROAS, Enhanced CPC, Manual CPC, CPC% (Google Ads Help).
- Free booking links converted below paid links in the two vendor samples cited: 3.66% against 4.10% at D-EDGE (1,000 hotels, Europe and APAC, 2022), a difference of 0.44 percentage points; and 2.08% against 3.60% in search at Mirai (900+ hotels, 2019 to 2022), which Mirai pools as paid converting 62% higher, a statement that cannot be inverted into free links converting 62% lower. In a Cornell switchback experiment on 26 independent boutique hotels (country not stated in the report brief), adding a sponsored link beside the free one raised traffic by about 84% and, on the authors' estimate, bookings by about 41%.
- Performance Max for travel goals is contested: Google's Minor Hotels case study (one named chain, 2023) reports CPA down 51% and bookings up 86%; D-EDGE's 2023 test found bookings up 17% for costs up 69% when PMax replaced manual campaigns, so cost per booking rose, which the publisher reports as worsening ROAS.
- AI Overviews became broadly available to all users in the MENA region, with Arabic added, on 20 May 2025; Google's post does not name the UAE, so its inclusion is inferred from "all users in the MENA region". AI Mode arrived in English across MENA in August 2025 and in Arabic on 8 October 2025 (Gulf News; Gulf Times/QNA). Ahrefs estimates a 34.5% reduction in position-one clicks associated with AI Overviews (300,000 keywords, March 2024 to March 2025), a correlational estimate.
- In small query studies, AI answers cited intermediaries most: OTAs took 55% of citations in Cloudbeds' six-destination study (2025); 65.1% of Google AI Mode responses linked to OTA pages in a study of 25 London luxury hotels. These are sample observations, not shares of AI hotel discovery overall. Hotel booking inside AI Mode is US-only, with ten chain and OTA partners and no paid placements (TravelDailyNews).
- Google Maps passed 2 billion monthly users in 2026 (Skift); Business Profiles with 100 or more images recorded 1,065% more website clicks than the median (45,000 businesses, correlation, c. 2019) (BrightLocal via Search Engine Land).
1. Where search sits in the traveller journey
Travellers often search for hotels over an extended period, using several channels and devices. The most detailed measurements of this process come from outside the UAE. Expedia Group's Path to Purchase study (5,713 online travel bookers in Australia, Canada, France, Japan, Mexico, the UK and the US, 2023) found travellers spent 303 minutes with travel content and viewed 141 travel pages in the 45 days before booking; 61% used search engines, 58% social media and four in five OTAs; 59% had not chosen a destination at the start. Google's Think Travel 2025 event reported a booking journey of more than 300 minutes and booking windows (booking to arrival, not research duration) lengthening from 53 days in 2023 to 61 days in 2025 (EMEA and global, reported by Roiback). SiteMinder's Changing Traveller Report 2025 (12,000 travellers, 14 markets, UAE not included) found 36% start hotel research with a search engine, up from 26%; 42% then book via OTA and 27% direct; 78% are open to AI in the journey. SiteMinder's booking data for 2025 (over 130 million bookings, 20 markets, no UAE) puts the average lead time from booking to arrival at 32.15 days and a hotel website booking at USD 516 against USD 312 via OTA; Profitroom portfolio data reported in November 2023 put the average UK direct booking window at 41.5 days, measurement period not stated.
Travellers use different devices at different stages of the booking process. Google's US research from 2015 and 2016 found 82% of leisure travellers had not chosen an accommodation provider when first considering a trip, 75% of smartphone hotel shoppers purchased on desktop, and 85% of non-branded "today" or "tonight" hotel searches came from smartphones. Newer vendor data agrees: desktop drove 63% of bookings and 71% of revenue in Cendyn's hotel campaigns in H1 2025 (global).
For the UAE, the available evidence is limited and dated. Google's only published UAE traveller study, from Arabian Travel Market 2013, found UAE leisure travellers relied mainly on search engines, then video and maps; 77% of video viewers used YouTube; 35% booked under two weeks ahead (PhocusWire). A 2019 Dubai academic survey named Google and YouTube as the most used search engines and Instagram and Snapchat as the top social apps for travel, without percentages (Mannaa, Int. J. Heritage Tourism Hospitality 13). Source markets matter more than residents, since most guests search from abroad: Western Europe supplied 4.1 million (21%) of Dubai's 19.59 million international overnight visitors in 2025, the GCC, CIS and Eastern Europe and South Asia 15% each; from January to August 2026 South Asia's share rose to 17% (DET, via Dubai Media Office; Dubai government, via The National, Jan to Aug 2026). For India, Abu Dhabi's largest source market with more than 436,000 hotel guests in 2025, Google/Kantar found 68% use YouTube for trip inspiration, 51% use Google Search for activities and 46% for accommodation.
2. Google's share in the UAE and the UAE/MENA search record
StatCounter's monitored web traffic records Google at 93.47% of UAE search engine referrals in September 2026, with Bing at 3.96%, Yandex at 1.80% and Yahoo at 0.37%; these are measured referral shares across all platforms, not a census of every search. Yandex's small UAE presence says nothing about CIS and Eastern Europe, which supplied 15% of Dubai's visitors in 2025 and searches from home (DET, via Dubai Media Office). The UAE has 99% internet penetration and 23 million cellular connections, 202% of population (DataReportal, via MENA Startup Digest, late 2025).
Google has published little UAE travel search data since launching Travel Insights with Google for MENA in English and Arabic in September 2022, when it reported UAE searches for "ticket prices" up 122% year on year. Dubai ranked third among Google's global trending destinations in Year in Search 2025 and first in Australia's list, although Australasia supplied only 401,000 (2%) of Dubai's 2025 visitors. The remaining UAE points are outbound and from booking platforms: Skyscanner's UAE search shares during the March 2026 conflict were led by Mumbai (6.43%), New Delhi (5.03%) and London (4.65%); Wego saw UAE travel searches up 173% month on month in May 2026; and 49% of UAE residents planned domestic holidays in 2025, which matters for the northern emirates, where Ras Al Khaimah's domestic arrivals rose 47% in H1 2026. The table collects the UAE and MENA data points.

3. Google Search ads for hotels: benchmarks that disagree
The most documented travel search benchmark is WordStream/LocaliQ's 2026 edition: 13,474 US search campaigns on Google Ads and Microsoft Ads, 1 April 2025 to 31 March 2026, medians, with a Travel row of CTR 9.32%, CPC USD 2.14, conversion 5.83% and cost per lead USD 44.70, against all-industry medians of 6.64%, USD 5.42, 8.18% and USD 66.69. Travel CPL fell 39.35% year on year; the Restaurants and Food row (CPC USD 2.05, CTR 6.83%, CPL USD 30.57) is a reference for hotel F&B (WordStream/LocaliQ via Digital Applied, 2025). There is no Hospitality row. Other datasets disagree sharply, as the table shows: Two Minute Reports' global 2025 medians put CPC at USD 0.23 and Digital Gravity's UAE self-report puts it at USD 4.68 (AED 17.19) with no period, sample or method. The spread reflects campaign-type mix, geography and advertiser size; no single figure is "the" travel CPC, and separately aggregated medians for CTR, CPC, conversion and cost per lead from any one of these datasets do not form a mathematically consistent single campaign and are not combined here to forecast spend or bookings (Two Minute Reports, Jan-31 Dec 2025; Digital Gravity).

CPC inflation
Skai's same-store platform data, weighted to US enterprise, shows paid search CPC up 11% year on year to a record USD 1.10 in Q1 2026, clicks down 6%, impressions down 10% and spend up 5%; travel advertisers cut paid search spend by double digits in the quarter. In Q2 2026 spend rose 17% with clicks flat and CPCs still rising (Skai press release). Hotel-specific inflation is sharper: Cendyn recorded Google Hotel Ads CPC up 14% and digital media costs up 20% to 40% in H1 2025 against H1 2024 (global). Fewer clicks at higher prices is the common pattern; the WordStream CPL fall of 39.35% is a US median, not a trend a UAE hotel can expect to repeat.
Brand against non-brand
None of the datasets reviewed separates travel benchmarks into brand and non-brand search terms. Gourmet Marketing, a US hotel agency, calls a hotel Google Ads ROAS of 4:1 to 8:1 healthy, 8:1 or better on brand, 3:1 to 5:1 on non-brand and above 10:1 on retargeting, without a dataset. Varos data puts the median hotel Google Ads ROAS at 15.19x against 3.31x across all industries (larger advertisers, geography not stated). Cendyn warns that a 15:1 ROAS can itself signal brand-search cannibalisation. The Varos medians are attributed-revenue ratios, not incremental profit, and the agency ranges are opinion; neither is adopted here as a UAE target.
The UAE gap
No INDUSTRY or PLATFORM grade source publishing UAE or GCC hotel search benchmarks was found in the sources reviewed. The Dubai CPC tables in agency blogs omit hotels: Hikmah AI via Enrich Labs lists AED 8 to 25 for real estate and AED 1 to 4 for restaurants, with no travel row; Andava gives UAE Google CPC of AED 15 to 30 in high-competition sectors, unsourced; Branex puts Dubai PPC budgets at AED 5,000 to 25,000 or more a month with 10% to 15% management fees, as rough estimates. The one documented UAE figure nearby is The Hotels Network's 25 September to 25 October 2022 sample, which reported over 24,000 monthly website users per UAE hotel site (the UAE conversion value in the same report is graph-read and not reproduced here); it describes visits to hotel websites, not search advertising auctions.
4. Google Hotel Ads
How it works today
Google describes three tiers: a free Business Profile; free booking links once rates and availability are connected through a connectivity partner; and Hotel Ads as a paid add-on through an ads partner. Google does not require a Best Available Rate and calls photos one of the main ways people learn about a property. Since 2022, eligible hotels can enter rates directly in the Business Profile and run Hotel Ads without a Hotel Center account using Google-sourced rates (Hospitality Net reporting GML 2022). Free booking links carry no click cost and are ranked on consumer preference, user value, landing page experience and historical price accuracy; bids do not affect them (Google Hotel Center Help). Price accuracy is therefore a ranking input, which makes rate parity a visibility issue: independents lost parity in 37% of searches in 123compare.me's H1 2025 data, and The Hotels Network reported a rate-disparity frequency of 30.4% for the Middle East and Africa in 2021 (quarter not specified in its Q1 and Q2 2021 coverage).

The closure of commission bidding is the main structural change during this period. This report uses the following timeline: no new commission campaigns from 30 April 2024; the serving end originally announced for 31 October 2024 was extended to 20 February 2025, as documented by connectivity vendors and on Google's help page; per-stay reconciliation ended 30 November 2025. For a UAE hotel the change moved Hotel Ads from a historical pay-on-stay model at 10% to 15% of net booking value with cancellations deducted to pay-per-click, where cancellation risk sits with the hotel and Target ROAS depends on a Purchase conversion carrying full booking value; the current bid strategies and eligibility are those on Google's current help page.
Free booking links against paid
In the two vendor samples cited, free links converted below paid links and paid links added volume; the samples are separate and are not mixed. D-EDGE's 1,000-hotel analysis (Europe and Asia Pacific) recorded Hotel Ads conversion of 4.10% in 2022 against 3.66% for free links, a difference of 0.44 percentage points, and 1.09% for Google Ads search; free links produced 34% of Hotel Ads revenue at zero media cost, and 68% of their bookings were on mobile. Free link bookings were also smaller: EUR 258 against EUR 329 for Hotel Ads (D-EDGE via Hospitality Net). Mirai's 900-plus hotel analysis (2019 to 2022) found paid placements converting at 3.60% in search results and 3.36% in Maps against 2.29% for free Maps links and 2.08% for free search links, which Mirai pools as paid converting 62% higher than free (not the same as free converting 62% lower), while hotels running only free links saw Google Hotels bookings rise 154% in 2022. Neither sample establishes universal paid-link superiority or a UAE target.
In D-EDGE's 2022 sample, free booking links converted at 3.66% against 4.10% for paid Hotel Ads

The Cornell experiment
The strongest causal evidence is a 16-week switchback field experiment by Cornell's Center for Hospitality Research (Wang, Larson and Anderson), 25 April to 15 August 2022, across 26 independent boutique hotels of under 30 rooms; the report brief does not state the hotels' country. The free link alone earned a CTR of 3.77%; with a sponsored link beside it, organic CTR fell to 1.09% (organic conversion 2.99% to 2.69%) while the sponsored link earned CTR 5.90% and conversion 2.19% (Cornell CHR, 2022). The authors estimate that the paid state produced about 84% more total traffic and about 41% more bookings; the estimated weekly bookings were 19.52 with no listing, 21.68 with the free link and 25.04 with both, and the 41% is the authors' estimate rather than the simple ratio of those weekly figures (Cornell CHR, 2022). The experiment is four years old and involved very small hotels, but it is the only randomised evidence found that paid Hotel Ads generate additional bookings rather than simply take bookings from other channels.
Adding a sponsored link beside the free one lifted estimated weekly bookings from 21.68 to 25.04

Share of ad-driven direct revenue, cost and the DMA
D-EDGE's 2024 Report on Hotel Distribution (1,221 three to five star hotels, Europe and Asia) found Google produced 61% of ad-driven direct booking revenue in 2023, with metasearch at 39.2% of ad-driven direct bookings, free links 10.2% and paid search 33.6%, at an ad-driven direct distribution cost of 7.1% of revenue, against OTA commissions of 15% to 30% for independents. Mirai's 944-hotel sample shows Google Hotel Ads at more than 85% of metasearch bookings in 2022. Europe's Digital Markets Act then cut Google Hotels' share of EU direct bookings from 13.4% to 8.9%, while outside Europe the share slipped only from 16.8% to 15.7% (Mirai via Breaking Travel News, Jan 2024); Google has reported DMA changes cutting free direct booking clicks to some European hotels by up to 30% (Hospitality Net, 2024 to 2026). The UAE is not subject to the DMA, so the non-EU figures are the nearer proxy. The table collects the performance datasets with their dates.

5. Performance Max for travel goals: Google's claims against the D-EDGE test
Google launched Performance Max for travel goals to all hotel advertisers on 7 March 2023, serving across Search, Maps, YouTube, Gmail and Hotel Ads with up to 100 properties per campaign; it requires a Hotel Center link (no more than 100 hotels) or a hotel properties feed. Google's launch material cited Minor Hotels with CPA down 51%, ROAS up 76% and bookings up 86%, Corissia Hotels in Greece with revenue up 32% in one month, and an internal average of 18% or more extra conversions at similar CPA. Cendyn's adopters saw cost of acquisition fall 19% and conversion rise 262% in H1 2025. The one independent test challenges the case for replacing manual campaigns: in D-EDGE's 2023 tests, PMax replacing manual campaigns raised bookings 17% but costs 69% and impressions fourteenfold, so cost per booking rose, which the publisher reports as a worsening ROAS; those ratios do not by themselves establish whether the return was negative. PMax alongside manual campaigns raised bookings 15% for 7% more cost, a lower cost per booking if the conversion definitions match (D-EDGE 2024 Report on Hotel Distribution, 2023). Google and Cendyn report outcomes for adopters, with Minor Hotels a single named case rather than an average; D-EDGE isolated the effect of replacing an existing structure. They conflict on replacement and agree that PMax as an addition brings extra bookings.

6. Demand Gen and YouTube
Google states that Demand Gen improvements made in H2 2025 deliver an average 30% increase in conversions or conversion value (global internal data), and the August 2026 Demand Gen Drop added travel features surfacing local activities, events and real-time offers and personalising hotel ads. The only hotel case is vendor-published: Mirai reported Princess Hotels and Resorts (Dominican Republic and Mexico) with ROAS up 102%, revenue up 18% and bookings up 14%, year not stated.
YouTube evidence is split between old Google data and newer source-market surveys. Google's 2013 study found 77% of UAE travel video viewers used YouTube, and its c. 2014 case study for Abu Dhabi's tourism authority recorded an 11% engagement rate on YouTube Mastheads geotargeted to GCC markets and impressions 44% above benchmark, the only Google-published UAE destination case. Google/Kantar found 68% of Indian travellers use YouTube for trip inspiration. YouTube reaches 8.37 million people in the UAE, and residents watch 15 hours 8 minutes of video a week (Campaign Middle East, early 2026). The only cost figures are compiled: YouTube travel CPM USD 4.70 and CTR 0.78%, attributed to Megadigital without a dataset (via Foundry CRO). A claim that Search and YouTube campaigns together drive 21% higher ROAS is attributed to Think with Google (September 2026) but is unverified at source.
7. Google Maps and Business Profile
Google Maps surpassed 2 billion monthly users in 2026; its agentic Ask Maps hotel search, showing real prices and availability, was described as a limited US test in August 2026, a description since superseded for AI Mode by Google's US hotel-booking rollout (section 9) (Skift; Hospitality ON). The Business Profile is the starting point for a hotel's free presence on Google: Google states photos are one of the main ways people learn about a property, and eligible hotels can enter rates in the profile to power free booking links. Search interest in "luxury hotels near me" was more than double its 2019 level in early 2022, and 85% of non-branded "tonight" hotel searches came from smartphones in Google's 2016 US data, queries that resolve in Maps rather than on a hotel website.
The evidence on photos is correlational and not hotel-specific: BrightLocal's study of 45,000 businesses in four countries (c. 2019) found listings with 100 or more images received 1,065% more website clicks, 2,717% more direction requests and 960% more search views than the median, with the author noting correlation not causation. On reviews, Tripadvisor and Ipsos MORI's 2019 survey of 23,000-plus users in 12 markets found 81% always or frequently read reviews before booking accommodation, 79% would book the higher-rated of two identical hotels and 52% would never book a hotel with no reviews. BrightLocal's 2026 survey of 1,002 US adults shows the review source shifting: 71% use Google for reviews, down from 83% in 2025, while 45% ask generative AI tools for local recommendations, up from 6%.
8. Hotel SEO fundamentals with evidence
Speed. The widely quoted figures come from older Google studies. Across 900,000 mobile landing pages in January 2017, the average page took 22 seconds to load fully, 53% of mobile visitors left a page taking more than 3 seconds, and bounce probability rose 113% as load time went from 1 to 7 seconds (Think with Google, Jan 2017). In April 2016, 52% of US smartphone travellers said they would switch sites if a site loaded too slowly and 45% if booking took too many steps (Think with Google). The one travel-specific speed effect is from Google, 55 and Deloitte's study of 37 EU and US sites: a 0.1 second gain produced a 10% rise in travel booking-rate progression and 2.2% in checkout completion (via Webtonic).
Schema. Google's Hotel Prices programme requires schema.org Hotel markup with an identifier matching the price feed, HotelRoom and Offer entities with a price including taxes and fees, and markup matching the visible page; Microdata is recommended and JSON-LD is deprecated for that price validation, and an offer without a price specification is treated as unavailable (Google Developers). These requirements concern the Hotel Prices integration specifically; they do not mean JSON-LD is deprecated for structured data in general, or that every search result requires this integration (Google Developers). Since price accuracy feeds free booking link ranking, hotel price schema is a distribution requirement for a hotel using that integration, not a cosmetic task (Google Hotel Center Help).
Conversion. The value of SEO traffic depends on how well the website converts visitors into customers. The Hotels Network's 25 September to 25 October 2022 sample reported over 24,000 monthly website users per UAE hotel site and Qatar hotel websites converting 2.3% of visitors; the UAE and Turkey conversion values in the same report are graph-read and not reproduced, and the sample does not establish a current UAE conversion target. h2c's 2020 global study put independent hotel website conversion at 0.73% and booking engine conversion at 3.28%, with hotel groups at 1.9% and 6.8%. Unbounce's benchmark puts the travel and hospitality landing page median at 4.8% against 6.6% all-industry, with desktop converting 10.4% better than mobile. In SiteMinder's 2025 sample a hotel website booking averaged USD 516 against USD 312 via OTA, and in Cloudbeds' separate 90 million booking sample direct cancellation ran 10.6% against 21.8% for OTAs, about half the rate, with different guest cohorts behind each channel.
Reviews and the AI headwind. 81% read reviews before booking accommodation and 52% will not book a hotel with none (Tripadvisor/Ipsos MORI, 2019). Booking Holdings' chief executive said in August 2026 that changes to Google's display "definitely put some pressure on SEO", attributed to AI Overviews, while Booking's direct traffic mix stayed in the mid-60% range; if the largest OTA reports that pressure, independent hotel sites with far smaller content footprints are unlikely to be exempt from it (Skift, Q2 2026).
9. AI Overviews and AI Mode
Availability in the UAE and Arabic
Google's MENA blog of 20 May 2025 said AI Overviews were "now broadly available to all users in the MENA region and globally in Arabic"; the post does not list countries, so UAE inclusion is inferred from the regional statement. AI Mode expanded to 180 more countries in English on 21 August 2025 and was rolling out to UAE users by 25 August 2025, with Google saying early users asked questions two to three times longer than a standard query (Outlook Business; Gulf News). Arabic followed on 8 October 2025, taking AI Mode to more than 200 countries (Gulf Times/QNA). Google told its Think Travel 2025 audience that AI Mode and AI Overviews were live in more than 40 EMEA markets. No UAE usage figure for either product was found in the sources reviewed; availability and query length are separate from hotel booking conversion.
Click-loss studies and travel coverage
Ahrefs' study of 300,000 keywords using aggregated Search Console data found position-one CTR for keywords with an AI Overview fell from 0.073 to 0.026 (7.3% to 2.6%) between March 2024 and March 2025; its reported 34.5% reduction in clicks associated with the AI Overview is a separate adjusted estimate, not that raw change, and neither statistic proves that the AI feature caused the whole raw fall; the study is correlational with no travel breakdown. Travel is among the fastest-growing AI Overview categories: BrightEdge recorded a 700% rise in presence on US travel queries between September and October 2024, reaching 30% of travel queries, and 93.78% of the new travel overviews added in April 2025 were location-specific activity guides. A UK agency's unverified crawl puts the travel and hospitality AI Overview rate at 74% in March 2026, while Similarweb shows travel AI referral traffic up 237% year on year to May 2026. The table collects the studies.

OTA dominance in AI citations
Three small vendor query studies found AI answers citing intermediaries most; they describe their own query sets, destinations and dates, not AI hotel discovery overall. Cloudbeds' queries across six destinations on ChatGPT, Perplexity and Gemini in 2025 found OTAs took 55% of citations, 72% of the 145 consistently recommended hotels were chain-affiliated, and recommended hotels were present on YouTube (98%), travel blogs (97%) and Reddit (95%). In London, 65.1% of Google AI Mode responses linked to OTA booking pages, and Tharro's 695 unbranded searches found the hotel's own website cited under 10% of the time, in that sample rather than as a universal probability. Survey intent, referral traffic and citations are different measures and are kept separate here. Stated intent is moving the same way: 78% of travellers are open to AI in the accommodation journey, 45% of US consumers ask AI tools for local recommendations, and US searches for "AI travel assistant" rose 350% in the year to April 2026 (SiteMinder Changing Traveller Report 2025 via Hotel Investment Today, 2024; BrightLocal LCRS 2026).

Agentic booking in AI Mode
Google's 7 August 2026 description of a limited US test of AI agent hotel booking, with Amadeus as technical partner, after extending its Universal Commerce Protocol to hotels at I/O in May 2026, was superseded by its later US rollout announcement (Hospitality ON). By late August 2026 hotel booking was live in AI Mode in the US in English only, completed through Google Pay with hotels and platforms remaining merchant of record, and ten launch partners: Booking.com, Expedia Group, Marriott, Hilton, IHG, Wyndham, Hotels.com, Priceline, Trip.com and Choice Hotels; Google's James Byers said "there are currently no paid placements within AI Mode hotel results" (TravelDailyNews). Byers had said in November 2025 that Google expected the commercial model to be "a similar model that we have today" (PhocusWire). Wyndham is also working with Anthropic and OpenAI on AI bookings; its chief executive called it "early days" (Skift). Agentic restaurant reservations remained a Labs feature for US AI Ultra subscribers at the US plan price of USD 249.99 a month at the time, a historical US offer rather than a UAE pricing commitment (Outlook Business). No launch partner is an independent hotel, no GCC timeline or Arabic support had been announced by the sources reviewed, and the US launch terms do not establish UAE booking capability or whether UAE advertisers' ads serve inside AI Mode.
10. How to leverage Google for a UAE hotel
The evidence above supports a sequence of decision rules for a hotel to test against its own account data, not fixed allocations. Each step cites the figures it rests on; none of the datasets is from the UAE unless stated, and the right setting for each rule depends on the property's contribution margin, booking pace and source mix.
- Fix the measurement base first. Target ROAS, Google's recommended model after the commission sunset, requires a Purchase conversion carrying full booking value; without it a hotel is left with Enhanced CPC or Manual CPC, which Google describes as not recommended alone.
- Connect free booking links and hold price accuracy. Free links cost nothing per click and are ranked partly on price accuracy; they converted at 3.66% and produced 34% of Hotel Ads revenue in D-EDGE's 2022 sample, with 68% of bookings on mobile. Dated Middle East samples point to OTA rate undercutting in the region, and in SiteMinder's 2025 sample a website booking averaged USD 516 against USD 312 via OTA.
- Test paid Hotel Ads on top, with CPC% or Target ROAS. Paid links beside a free link raised bookings by about 41% on the authors' estimate in the Cornell test; Hotel Ads converted at 4.10% and cost 8% of revenue in D-EDGE's sample against OTA commissions cited at 15% to 30% for independents. CPC% bids suit Dubai's rate swings: on DET's all-establishment series ADR was AED 579 for 2025 and AED 470 for January to August 2026; JLL's separate advisory sample put June 2026 ADR at AED 375.60 (JLL, via IndexBox).
- Separate brand from non-brand. Hotel Google ROAS medians of 15.19x and an agency's brand tier of 8:1 or more describe a channel dominated by defence of the hotel's own name; a pause test on brand spend answers Cendyn's cannibalisation warning, and the non-brand target follows from the property's own margin, with the agency's 3:1 to 5:1 rule of thumb as a reference point only.
- Test Performance Max for travel goals as a layer before substituting it. PMax alongside manual campaigns added 15% bookings for 7% more cost at D-EDGE; replacing them added 17% bookings for 69% more cost, a higher cost per booking.
- Target by source market, not by the UAE. Four regions supplied two thirds of Dubai's international visitors in 2025, South Asia's share rose to 17% in January to August 2026 and IHCL named India its own most reliable market in October 2026; the property's own guest data decides which markets apply to it. Accor's geo-targeted Hotel Ads lifted bookings 65% in Google's partner case; for India, 68% use YouTube for inspiration and 46% use Google Search for accommodation.
- Treat the Business Profile as a distribution asset. Photos are a main discovery input, 100-plus image listings recorded 1,065% more website clicks in a cross-category correlational study, 52% of travellers will not book a hotel with no reviews, and 85% of "tonight" hotel searches are on smartphones, where 49% of UAE residents planning domestic holidays will find the hotel in Maps.
- Audit AI citation. The main measured effect of AI Overviews is Ahrefs' estimated 34.5% fall in position-one clicks, a correlational estimate; the small citation studies found recommended hotels present on OTAs, YouTube, blogs and Reddit and hotel sites cited under 10% of the time in one sample. None shows that content, schema or reviews cause citations. With no paid placements in AI Mode hotel results, the practical step is a property-specific citation audit followed by work on content, price schema and reviews, measured against that audit (TravelDailyNews; Google Developers).
- Budget from cost of acquisition. Cendyn argues against percentage-of-revenue budgeting; the reference points are ad-driven direct cost of 7.1% of revenue, Hotel Ads at 8% and OTA commissions of 15% to 30%. UAE cost inputs are all agency estimates, and the temporary fee relief Dubai announced in 2026 may change the 2026 cost base, subject to the terms, eligibility and end date in the applicable DET circular (Digital Gravity; Andava Digital).
